Hi,
I have observed a strange behavior with the statistics of DHCP Server in Windows Server 2012 R2. The “in Use” count is almost never in line with the actual count of leases. E.g. the scope has 15 leases but the count of “in Use” in the statistics is only 7. Even if you manually refresh the statistics (click refresh button) the values are net getting refresh to the actual values.
In additional I noticed that you cannot enable the automatically refresh of the statistics. You can enable the checkbox in the properties but after reopen the DHCP Console the option is again disabled (checkbox cleared).
Does anyone experienced the same?

There is an explanation provided by an MVP:
The "In use" value of "Display statistics" don't show the number of addresses really used by dhcp clients but show the maximum value of addresses that dhcp server has leased.
For example, if my dhcp server has scope 192.168.1.1-192.168.1.100 and addresses leased are
192.168.1.32, 192.168.1.36, 192.168.1.39
the "in use" value of statistics will be 39 even if addresses really used are only 3.

Yes this explains the difference.
But does the DHCP Server also reset the value of "in use" at some point or will it last forever at the maximum?

Pity to say that I don't have condition to test it and can't find more official articles or blogs to explain it further. If you have the test environment, you may check the assumption and welcome to feed back here. I will keep researching it too.
